Lease Comparison Model
The models below are designed to illustrate the long term financial implications of various lease terms. The models allows comparison between different terms such as the base rent, annual rent escelators, tenant improvement financing options. By calculating a Net Present Value (NPV) for each potential combination of terms, different offers for the same space can be evaluated in terms of a single number.
Note: These examples merely illustrate these concepts and are not designed as general purpose tools. The tools would need to be modified substantially to be useful in any specific project.
