2003 Operating Cost Database for Affordable Housing
LISC is pleased to share the second annual Operating Cost Database, which contains 2003 actual expenses for 188 properties throughout the Bay Area and Northern California. Expenses are reported per unit per year (PUPY), so that it is easy to compare one property to another, and we have not included reserve deposits, mortgage interest, or social services expenses in the data.
LISC is grateful to the National Equity Fund, and particularly to Adrian Rodelo, NEF Asset Manager for Northern California, for once again supplying the template and contributing operating data for over forty properties in the NEF portfolio. Plus! this year fifteen Bay Area affordable housing developers contributed additional property data- tax credit properties, HUD-financed properties, and others- to more than double the size of last year's database. Thanks also to Yujiro Stone, who coordinated collection of all this data for LISC.
So... asset managers, property managers, and project developers...take a look at the 2003 Database Notes, then delve into the 2003 Operating Cost Data. This excel file has supplemental sheets that sort and summarize the data by Target Population, Region, and other variables. You can also sort the file yourself to answer particular questions
