Hiring Agreement Lease Attachment
This is an example lease attachment through which a commercial tenant agrees to participate in a hiring program. Under the terms of this document, the business tenant agrees to noticy the landlord when jobs become available and to consider tenants referred by the landlord but the business is not required to hire any specific number of neighborhood residents.

NEIGHBORHOOD JOBS PROGRAM
1. Purpose.
The purpose of the of the Neighborhood Jobs Program ("Program") is to insure that residents of the property and surrounding neighborhoods and low-income, unemployed, and underemployed persons are considered for employment by the tenant.
2. Implementation.
A. Agent.
Landlord shall administer the program itself but may choose to designate an Agent for program administration on written notice to Tenant.
B. Notice Of Available Positions
Tenant will notify Landlord of any available full or part time jobs as soon as information about such jobs becomes available and prior to considering any applicants for such jobs. Tenant shall provide Landlord with a written list of job requirements as well as anticipated job duration, hours of work, rates of pay and any fringe benefits. Landlord will provide a form for use in reporting such information.
C. Referral Of Prescreened Applicants
Landlord will recruit persons meeting the job requirements identified by Tenant and, in accordance with the purposes of this program, refer such persons to Tenant for consideration.
D. Consideration Of Referred Applicants
Tenant shall retain sole authority over whom to hire but shall give fair consideration to qualified persons referred through the Program.
E. Reporting of Hiring Results
Tenant agrees to cooperate with Landlords monitoring of employment at the Property by providing the address, income level, and other demographic information about each employee hired. Landlord will provide a form for use in reporting such information.
F. Support programs
Landlord shall provide Tenant with information about training funds, State and Federal tax credits and other support or subsidies that may be available to Tenant, to the extent such information is available to Landlord.
G. Landlord not an Employment Agency
In implementing the Program, Landlord is acting in its capacity as a nonprofit community development corporation, and not as an employment agency within the meaning of Civil Code Sections 1812.500 et seq.
3. No Discrimination.
Tenant covenants and agrees that it shall not discriminate in any manner against any person or persons on account of race, age, marital status, sex, sexual orientation, creed, color, ancestry, national origin, physical handicap, or any other grounds prohibited by law or regulation, in Tenants use of the Property, including but not limited to, the obtaining and holding of employment, employment advancement and promotion, rates of pay, and working conditions.
4. Interpretation.
Capitalized terms not otherwise defined herein shall have the same meaning given to those terms in the lease between Landlord and Tenant of ___________, 200____.
